After failing to satisfy individual residents, a group of leaseholders have joined forces, accusing Orbit Housing Association of not fulfilling its legal obligation as a social landlord.
Despite joining forces, Orbit has failed to recognise the ‘Leaseholder Consultative Group’. The Group was formed in October 2005 because Orbit gave no answers to the concerns of leaseholders when they complained individually. Since forming, the group has written thirteen letters to Orbit, and has only received one response. The group claims issues concerning works and maintenance on the estate were costing leaseholders thousands of pounds, and Orbit fails to give residents adequate service. They also claim, some work undertaken on the estate is of a poor standard, and believe on some occasions Orbit has not acted within the law.
The group has also asked for help from MP John Austin ,and have asked Members of Bexley Council to help with their cause.
Deputy Chair, Jim Parson said “As leaseholders, we are not getting the service which we’re paying for”. He continues “The Leaseholder Consultative Group, is a collective voice of frustration, which represents more than a quarter of Orbits 400 plus leaseholders” Jillie Smithies, Operations Director at Orbit Bexley Housing Association said: “We have been in regular contact with members of the newly formed independent leaseholder group and consistently fulfill our legal obligations as a Registered Landlord .
‘’Orbit Bexley operates a strict criteria when selecting contractors to undertake work, and we remain absolutely committed to providing high quality cost effective services, which meet the needs of our local communities. We are happy to meet with groups of residents to address any concerns or matters of common interest, and have offered to meet with this leaseholder group on a quarterly basis. We are awaiting details of their concerns, in order to ensure that the most appropriate officers are available to meet with them to resolve their issues as soon as possible.”
